They will get to know your needs, and thereby save you plenty of time, as long as you spend some time with your agent and tell them honestly what you need, what you want, and what you really can and cannot do regarding property condition...

Picture of frogI feel for Homebuyers in the Wilmington NC area.  So many of the homes curently on the market aren't what we expect.  Either the photos aren't there, the descriptions are more fluff than reality, the neighbors home looks like they're running a junkyard, or they need more structural work than the TLC that was suggested.

Here's where it's important to work with a Wilmington NC REALTOR® who knows the area and the inventory;  an Agent who will preview homes for you and not waste your time looking at homes which won't fit your wants or needs; an Agent who will listen to you and put your needs and wishes at the forefront. 

It's equally important to be completely up-front and honest about what you're looking for.  Don't tell your Agent you don't mind doing some work, if what you really mean is; "I'll paint one room, but not the whole house.  I don't do landscaping.  If it needs updating, I'm not interested".  There are some great deals out there, but it's only a great deal, if it fits your wants and needs.
